Cleaning After a Flood or Water Damage: What to Do First
The first 24–48 hours after water damage determine whether you develop mould. Here's the priority list — what to do immediately, what can wait, and when to call a professional.
Water damage in a home — from a burst pipe, a failed hot water system, roof leak during heavy rain, or any other cause — has a strict time element that most homeowners don't appreciate until it's too late. Mould can begin establishing within 24–48 hours of water intrusion in the right conditions, and once mould is established in building materials, the remediation cost and disruption increases dramatically compared to dry-out that prevents it from establishing in the first place.
This guide covers what to do and in what order, immediately after discovering water damage.
Safety First: Before Anything Else
Electricity: Water and electricity are an immediately dangerous combination. If water has reached areas near electrical outlets, appliances, or the distribution board — or if you're uncertain — turn off the electricity at the main switchboard before entering the affected area. Do not enter a flooded room with electricity potentially live.
Structural safety: Significant water damage can compromise structural elements. If water has soaked ceiling plasterboard or structural timbers, or if you can see sagging or deformation of structural elements, assess whether the area is safe to enter before proceeding.
Contaminated water: Floodwater from external events (storms, riverine flooding) may contain sewage, chemicals, and pathogens that require additional PPE and specific decontamination procedures beyond standard water damage clean-up. If water damage comes from an external flood source rather than a clean water source (burst pipe, rainwater), treat it as contaminated and wear rubber gloves, rubber boots, and eye protection when working in affected areas.
The First 24 Hours: Stop, Extract, Dry
Stop the Source
If the water source is ongoing (a running pipe, an appliance malfunction), stopping it is the absolute first action. Turn off the water supply to the affected area, or the main stopcock for the whole property, to stop further water entry.
Document for Insurance
Before moving or cleaning anything, photograph and video the damage thoroughly. Your home and contents insurance claim depends on this evidence. Document every affected area, every damaged item, and the extent of water spread. This takes 5–10 minutes and should happen before any clean-up begins.
Contact your insurer as early as possible — many policies have notification timeframes, and many insurers provide a recommended restoration contractor as part of their service.
Remove Standing Water
Any standing water needs to be removed as fast as possible. Options:
- Wet/dry vacuum: For smaller amounts of standing water or water in carpet, a wet/dry shop vacuum (available for hire from equipment hire companies in Adelaide) is the most practical DIY extraction tool.
- Mop and bucket: For manageable amounts on hard floors.
- Submersible pump: For significant flooding with more than a few centimetres of water.
Remove water from the centre of affected areas working outward toward exits, to avoid walking it through areas that weren't yet affected.
Lift Carpet and Underlay
If carpet and underlay have been significantly wet, lift them as quickly as possible. Wet carpet sitting on wet underlay, on a wet floor, is a mould-growing system within 24–48 hours. Carpet can sometimes be saved if extracted and dried rapidly; underlay almost never can be adequately dried and generally requires replacement.
Roll back carpet from the edges, fold it back to expose the underlay and the floor beneath, and cut and bag the underlay for disposal.
Remove Saturated Items
Anything saturated that can be moved — furniture, rugs, soft furnishings, books, clothing — should be moved out of the wet area immediately. Wet items that remain in the wet space compete with the drying process.
Items that can be saved: assess each item's material and damage severity, dry outside or in an unaffected dry room as quickly as possible.
Items that need disposal: anything that has been in contact with contaminated water, any items with significant mould already visible, and any items (like particle board furniture) that will swell, warp and delaminate without recovery potential when wet.
Drying: The Critical Race Against Mould
The mould prevention window is 24–48 hours at typical indoor temperatures. Drying needs to be aggressive.
Maximum Airflow
Open all windows and doors in the affected area to create maximum ventilation. Run all available fans directed into the affected space — both to move air over wet surfaces and to exhaust humid air out.
If the affected area has air conditioning, run it in cooling mode — air conditioning removes moisture from the air (dehumidifying function) as well as cooling. This is one of the most effective available tools for accelerated indoor drying.
Dehumidifiers
A dehumidifier in the affected space actively removes moisture from the air, accelerating dry-out significantly. Heat (With Caution)
Warmth accelerates evaporation and drying. In winter or cool conditions, supplementary heating in the drying space speeds the process. In summer, Adelaide's ambient temperatures already support rapid evaporation in well-ventilated conditions.
Do not use direct heat (heaters placed close to wet materials) in ways that create fire risk or that could damage heat-sensitive materials.
Professional Drying Services
For significant water damage, professional water damage restoration companies in Adelaide (often called in through insurance) have thermal imaging cameras (to identify moisture in hidden areas like wall cavities), moisture meters (to confirm actual dry-out to safe levels), and industrial-grade extraction and drying equipment that achieves what DIY cannot.
The cost of professional restoration services is often covered by home insurance and is almost always less than the cost of mould remediation after inadequate drying.
After Drying: Cleaning and Disinfection
Once surfaces are dry (which should be confirmed with a moisture meter if there's any doubt, particularly for timber flooring and wall cavities), cleaning and disinfection is the next step.
Hard Floors and Surfaces
- Clean all surfaces thoroughly with a household detergent to remove any residue from the water (sediment, organic matter from floodwater).
- Disinfect with a diluted bleach solution (1:10 with water) for hard surfaces — this addresses any bacterial contamination from the water or from the initial stages of any surface mould.
- Rinse and allow to dry completely.
Walls
In significant water damage where water has reached the walls, the plasterboard (gyprock) may have absorbed water into its core. Standard plasterboard that has been thoroughly saturated does not dry to a safe condition — it remains a mould substrate even when surface-dry. Plasterboard that has been wet through typically requires cutting out and replacement.
This is a trade (builder/plasterer) task, not a cleaning task.
After Floodwater (Contaminated Source)
If the water was from an external flood (potentially containing sewage or chemicals), the cleaning and disinfection requirements are more demanding than for clean water damage:
- All hard surfaces: clean thoroughly and disinfect with an appropriate concentration bleach solution
- All affected areas should be treated as potentially contaminated with pathogens
- PPE (gloves, eye protection, face mask minimum) throughout the clean-up
- Dispose of any porous materials (carpet, underlay, soft furnishings) that were in contact with contaminated water — these cannot be adequately decontaminated
Monitoring for Mould After the Event
Even with prompt and thorough dry-out, monitor the affected area for mould development for at least 2–4 weeks after the water event:
- Visually inspect all previously affected surfaces regularly
- Check for any musty smell in your home, which often indicates mould before it becomes visible
- Use a moisture meter periodically to confirm ongoing dryness in previously saturated areas
