How to Find a Reliable Cleaner in Adelaide (Without Getting Burned)
There's no shortage of cleaners in Adelaide. Finding a reliable one takes more than picking the first result in a search. Here's what to look for and what red flags to avoid.
Finding a cleaning company or individual cleaner in Adelaide is easy. Finding one you can trust with your home on a recurring basis, who does the job properly, who is insured, and who you can contact when something isn't right β that takes more care.
The market is crowded, ranging from established professional companies to individuals operating informally, with quality varying enormously and few external checks to help you distinguish between them before you've committed and potentially been disappointed.
Here's how to approach the search properly.
The Two Basic Categories: Company vs Independent
The first decision is whether to use a professional cleaning company or an individual/independent cleaner. Both can be excellent. Both can be bad. The meaningful differences:
Professional cleaning company:
- Should carry public liability insurance for their whole team
- Should have a system for replacements if your usual cleaner is unavailable
- Should have a documented re-clean or complaint policy
- Usually more expensive per hour than an individual
- Quality control is the company's responsibility β there's someone to hold accountable beyond the individual cleaner
Individual/independent cleaner:
- Lower hourly rate typically
- Direct relationship β you know who's coming
- If they're unavailable or leave, you have no continuity without finding someone new
- Insurance status is variable β many don't carry public liability insurance, creating risk for you if something is damaged
- No backup system for when they're sick or on leave
Neither is automatically better. The right choice depends on what matters most for your situation β price, reliability continuity, or direct relationship.
How to Find Candidates
Word of mouth: The most reliable source. Ask neighbours, friends, and colleagues directly. A personal recommendation from someone who has used the service for an extended period is worth more than any number of online reviews.
Real estate agents: property management cleaning in Adelaides and real estate agents use cleaning services regularly and have direct experience of who delivers consistent bond-clean standard results. A recommendation from a real estate agent in your area is high-quality signal.
Online platforms (Airtasker, Oneflare, Hipages): These can surface local options but require more vetting. Ratings on these platforms can be manipulated and are often based on limited engagements β a cleaner with 5 five-star reviews for simple tasks isn't the same as a company with 50 reviews for complex recurring engagements.
Google search with specific local terms ("cleaning company Adelaide" or "house cleaner [suburb]"): Look specifically at Google Reviews (check the number of reviews, the consistency of the sentiment, and critically, how complaints in reviews are responded to β the response to a negative review is more informative than the review itself).
The Vetting Questions to Ask Before Booking
1. Are you insured?
Any professional cleaning company should carry current public liability insurance β minimum $10 million for residential work. Ask specifically for the certificate of currency (the document showing current coverage), not just confirmation that they're insured. Individuals should also have public liability if they're operating professionally.
If a cleaning company can't provide insurance documentation on request, walk away.
2. Who will be cleaning my home?
For a company: are you sending your own employees, or are you a booking platform that connects me with contractors? The distinction matters for accountability. An employee cleaning for the company is under the company's direct supervision and quality standards. A contractor may or may not meet the same standard.
For an individual: will it always be you, or do you sometimes send someone else?
3. What's your re-clean policy?
A professional cleaner or company should have a clear, unconditional policy for what happens if something is missed or not done to standard. "We return within 48 hours and address it at no charge" is the right answer. Vague or conditional answers are a red flag.
4. Can you provide references?
For an individual cleaner or a smaller company, asking for 2β3 current client references is entirely reasonable. References from clients who have used the service for 6+ months are more useful than new client references.
5. What's included in a standard clean?
The answer reveals whether they have a clear, defined scope (good) or a vague "everything" answer that will later produce disputes (a problem). See our standard vs deep clean guide for the level of specificity that's appropriate.
Red Flags to Walk Away From
Quoting without seeing the property. A quote given over the phone without visiting the home for a residential clean (particularly for a first or occasional clean) is a guess that will be adjusted after arrival. A professional cleaner who insists on an initial walk-through before quoting, or who asks detailed questions about the home's size and condition, is being more professional, not more difficult.
Cash-only only, no paperwork. Legitimate cleaning businesses issue receipts and accept bank transfer or card payment. Cash-only arrangements often signal that the operator isn't registered for tax and likely doesn't carry insurance β both red flags for your protection.
No response or late response to enquiries. How a company handles your initial enquiry is a preview of how they'll handle a complaint at 6pm on a Friday. Slow or evasive responses to booking enquiries indicate how they'll respond when something goes wrong.
Prices significantly below market. A cleaning rate significantly below what other providers charge either signals no insurance, no professional employment obligations being met, or a quality level that matches the price. There's a real cost to doing cleaning properly β adequate time allocation, professional products, insurance, reliable replacement staff. Very low prices make meeting these costs impossible.
The Adelaide market rate for a standard residential clean by a reputable company is roughly $40β60 per hour (as of 2027), with flat rates for specific services. Individual cleaners may offer lower rates β but confirm insurance status and check references before the price is the deciding factor.
Inability to provide a written scope. If a cleaner can't commit to a written list of what's included in a clean, the scope is undefined and disputes are inevitable.
The Trial Clean
For a new recurring cleaning arrangement, booking a trial clean before committing to a regular schedule is the most practical approach. This lets you assess:
- Whether the standard of work matches your expectation
- Whether the cleaner is comfortable asking questions when they're uncertain
- Whether they notice and address things without being specifically told (a test of genuine attention)
- Whether timing is adequate for the scope agreed
A cleaner who did an excellent trial clean and then sends a different, less capable person for the regular visits is a specific failure mode to watch for.
Building a Reliable Long-Term Relationship
Once you've found someone who works well, invest in the relationship:
- Provide clear, consistent feedback (especially early)
- Brief them properly on priorities and any specific surface care requirements
- Give adequate notice for schedule changes
- Be a reasonable client β see our things your cleaner wishes you'd stop doing guide for the other side of the equation
A good cleaner who knows your home and preferences, who you can communicate honestly with, and who delivers consistent results is genuinely valuable. That relationship is worth maintaining through honest communication on both sides.
