Cleaning Tips
What a Cleaner Can't Fix (And What You Need a Tradie For)
Cleaners clean. They don't repair grout, fix the root cause of mould, or seal damaged surfaces. Here's the honest distinction between what cleaning achieves and what requires a different professional altogether.
One of the most common sources of mismatched expectations in professional cleaning is the assumption that cleaning can fix problems that are actually maintenance, repair or structural issues. A cleaner can remove surface mould, but they can't fix the ventilation problem causing it to keep coming back. A cleaner can scrub grout, but they can't repair cracked or missing grout. A cleaner can clean a stained ceiling, but they can't fix the roof leak that caused the stain.
Understanding this distinction β clearly and honestly β helps you spend money on the right service the first time, rather than paying for repeated cleaning that never resolves an underlying problem.
Mould: Cleaning vs Root Cause
What a cleaner can do: Remove surface mould from grout, sealant, walls and ceilings using appropriate products (bleach, hydrogen peroxide, specialist mould treatments). This addresses the visible mould and reduces the immediate health and hygiene concern.
What a cleaner can't do: Fix the underlying moisture or ventilation problem causing mould to develop in the first place. If a bathroom has inadequate exhaust fan capacity, if a wall has rising damp, if a roof has a slow leak, or if a window seal has failed β cleaning the mould off addresses the symptom, and it will return.
Who you actually need: For persistent mould that returns despite regular cleaning, you need a building professional β this might be an electrician (for inadequate or non-functioning exhaust fan), a plumber (for a leak), a builder (for ventilation or waterproofing issues), or in serious cases, a mould remediation specialist who can identify and address structural moisture sources.
The honest test: If mould returns within weeks of a thorough clean despite improved ventilation habits (running the exhaust fan, opening windows), the cause is structural, not behavioural β and cleaning alone will never resolve it.
Grout and Sealant: Cleaning vs Repair
What a cleaner can do: Scrub grout to remove surface staining, mild mould and accumulated grime. This significantly improves the appearance and hygiene of grout that is structurally intact.
What a cleaner can't do: Repair cracked, crumbling or missing grout. Replace deteriorated silicone sealant. Reseal grout that has lost its protective coating.
Who you actually need: A tiler for grout repair or regrouting. A licensed plumber or a specialist sealant applicator for silicone sealant replacement around showers, baths and basins. Grout sealing (applying a penetrating sealer to clean, intact grout) can sometimes be done by a thorough cleaning service as an add-on, but actual regrouting or sealant replacement is a trade task.
The test: If you can see daylight through gaps in the grout, if the grout crumbles when touched, or if the sealant has pulled away from the surface and water is getting behind it, this is a repair issue β not something further cleaning will resolve.
Stained Ceilings and Walls: Cleaning vs Source
What a cleaner can do: Clean a stained ceiling or wall surface to remove surface dirt, soot, or light watermarking, improving the appearance.
What a cleaner can't do: Fix a roof leak, a plumbing leak inside a wall cavity, or condensation issues causing the staining. If the stain is from an active or historical water source, cleaning the surface doesn't address why it's there β and if the leak is ongoing, the stain will return or worsen.
Who you actually need: A roofer for roof leaks. A plumber for internal plumbing leaks. A builder for condensation or structural moisture issues. Often, the affected plaster or paint will also need patching or repainting after the source issue is fixed β a painter's job, separate from both the leak repair and the cleaning.
The test: A brown or yellow stain with a defined edge, particularly if it's expanded over time or appears after rain, indicates an active water source that needs trade investigation before cosmetic treatment makes sense.
Carpet: Cleaning vs Replacement
What a cleaner can do: Deep clean carpet through hot water extraction, remove most stains, eliminate odour from surface-level contamination, and restore appearance significantly.
What a cleaner can't do: Repair carpet that is torn, has structural damage to the backing, or has mould that has penetrated through to the underlay (which requires the underlay itself to be replaced, not just the carpet surface treated).
Who you actually need: A carpet layer or flooring specialist for repairs, re-stretching, or replacement. For underlay mould, both the carpet and underlay typically need replacement β this is beyond cleaning regardless of how thorough the clean is.
The test: If carpet cleaning doesn't resolve a persistent musty smell in your home, or if there's visible separation, bubbling, or physical damage to the carpet structure, this is a flooring trade issue rather than a cleaning one.
Limescale and Hard Water Damage: Cleaning vs Replacement
What a cleaner can do: Remove surface limescale and calcium deposits from taps, shower glass, and tiles through appropriate descaling treatment.
What a cleaner can't do: Fix permanently etched glass (where hard water has chemically damaged the glass surface beyond the point of restoration), or repair a tap mechanism that has seized internally from years of calcium accumulation.
Who you actually need: A glazier for severely etched glass that needs replacement. A plumber for taps with internal mechanical limescale damage that affects function (not just appearance).
The test: If you can feel texture (roughness) on glass even after thorough descaling treatment, the etching has gone beyond surface deposit into the glass itself, and cleaning won't restore it.
Pest Issues: Cleaning vs Pest Control
What a cleaner can do: Remove food sources, water sources and harbourage conditions that make a home attractive to pests (see our cockroach prevention guide). This is genuinely valuable prevention and supports any treatment.
What a cleaner can't do: Apply registered pesticide treatments, identify and seal structural entry points, or eliminate an established colony or infestation.
Who you actually need: A licensed pest controller for active infestations, termite treatment, or any pest issue beyond basic prevention.
Structural and Surface Damage: Cleaning vs Repair
What a cleaner can do: Clean around and improve the appearance of surfaces with minor cosmetic issues β light scuffs, dust, general grime.
What a cleaner can't do: Repair cracked tiles, damaged benchtops, broken fixtures, dented surfaces, or any genuine physical damage.
Who you actually need: Depending on the specific damage β a tiler, a benchtop specialist, a handyman, or the relevant trade.
Why This Distinction Matters for Your Wallet
Paying for repeated cleaning to address a problem that's actually a maintenance or repair issue is money spent without resolving the underlying problem. A bathroom with persistent mould that gets professionally cleaned every few months β without ever addressing the inadequate ventilation causing it β costs significantly more over a year than a single ventilation upgrade that prevents the mould from recurring at all.
A good cleaning provider will tell you honestly when something is beyond cleaning and needs trade attention, rather than continuing to charge for cleaning that can't resolve the actual problem.
At PF Cleaning, we're honest about the limits of what cleaning can achieve. If we identify an issue during a service that needs trade attention rather than further cleaning, we'll tell you β and we can refer you to trusted Adelaide tradespeople where appropriate.
