How to Get Your Home Ready for Sale: A Cleaner's Perspective
Buyers notice smells and surfaces before anything else. Here's what a professional cleaner looks at when preparing a home for sale β the specific work that makes a real difference at open inspections.
A home presented in genuinely clean, well-maintained condition sells for more than the same home in neglected condition. This is not a subjective impression β it's a documented phenomenon in real estate. Properties that present well attract more buyers, generate more competition, and command higher prices. Properties that don't invite buyers to discount mentally even before they've thought through the numbers.
As someone who has prepared hundreds of Adelaide properties for sale, listing photography and open homes, I can tell you the specific things that buyers notice immediately β often without consciously registering them β that affect their assessment of the property within the first 30β60 seconds of an inspection.
The First Impression: What Buyers Notice Before They've Registered It
Smell: Before buyers have looked at a single room, they've smelled the home. A fresh, neutral smell signals maintenance. A pet smell, cigarette smell, cooking smell, musty smell in your home or stale smell signals neglect, older property, or conditions the buyer will now have to address. Many buyers will not consciously say "I don't like the smell" β they simply feel less positively about the property and start mentally discounting.
Light: A bright, clean home photographs better and feels larger. Clean windows allowing maximum natural light, clean glass surfaces, and no dingy, dim rooms all contribute to a positive immediate impression. This is partly physical (clean glass transmits more light) and partly psychological (brightness signals clean, maintained condition).
Floor cleanliness: Buyers look at the floor within a few seconds of entering. Clean, vacuumed carpets and polished hard floors signal maintenance. Stained carpet, dirty grout, or scuffed hard floors signal that maintenance has been deferred throughout the home.

Kitchen
Buyers spend significant time in the kitchen and assess it carefully.
The oven: Open the oven and look inside. A buyer who opens a dirty oven at inspection has just been shown that basic maintenance was deferred. Professional oven cleaning removes years of baked-on residue and restores the interior to a presentable state. The difference to the buyer's impression is immediate and significant.
Benchtops: Clear and wiped to an absolutely streak-free finish. Every appliance not in daily use stored in cupboards. A cluttered kitchen bench makes a kitchen look small and signals that the kitchen storage is inadequate.

Carpet
Professionally steam-cleaned carpet has a visual and olfactory freshness that's immediately apparent to buyers β particularly compared to carpet that's been regularly vacuumed but never deep-cleaned. The first impression of many buyers is formed from the street β or from the first photo in the listing, which is almost always an exterior shot.
Driveway and paths: Pressure wash oil stains, moss and general grime from driveways and paths (per our paving and concrete guide). A clean driveway implies maintenance that extends to the interior.

For every open inspection, a 90-minute reset immediately before buyers arrive:
- Full quick vacuum of all carpeted areas
- Quick mop of hard floors
- Kitchen: wipe benchtops, shine sink and taps, check rangehood exterior
- Bathrooms: toilet, basin, mirror, quick wipe of shower glass, fresh hand towels
- All surfaces: quick wipe with a damp cloth
- Bin removal: ensure all bins are empty or removed
- Ventilation: open windows and doors for 30 minutes to an hour before the open home, then close to maintain temperature while buyers arrive
This is not a deep clean β it's a maintenance reset that keeps a genuinely clean home looking its best for each inspection.
